The nature of THE CLIENT & THEIR NEEDS

  • A detached ADU designed for rental opportunity.

  • With a small, detached space, wanted a new energy efficient design throughout with Passive House and net-zero principles utilized and optimized.

  • Off alley so it has a separate entry than the main house. Also desired for separate backyard zoning of space.

  • Still create privacy between the 2 units.

  • Build the maximum size ADU allowed (800 SF), 2-story, 2 bedrooms, 1 full-size bathroom with stackable laundry.

  • Traditional modern theme.

  • Simple, efficient, and rentable.

  • To feel bigger than the footprint.

THE DESIGN RESPONSE

  • Simple gabled esthetic with large oversized windows.

  • Site planning privacy issues with private garden areas, outdoor seating and eating areas.

  • Polished concrete floors with insulation below the slab.

  • Super energy efficient energy building envelope using Passive House Standards along with “better built” methods and materials. Earth Advantage certifications.

  • Ductless mini-split heating and cooling.
