The nature of THE PLACE

An existing residence is located in an older established North Portland neighborhood.

Oversized private size backyard.

Needed a property master plan to efficiently use the property.
The nature of THE CLIENT & THEIR NEEDS

Create an addition to the rear of their existing 1940’s house that could serve 2 purposes. Initially, the addition would connect a short “art” hall that also contains a sink area to a new main bedroom with closet area and a private bathroom and laundry area.

The design also needed to be separated from the main house if it were to be divided and become an ADU to rent out.

Also create a new covered deck.

Needed a property master plan to efficiently use the property with new gardens, landscaping, and hardscaping around the house.

The new project needed a better connection from the raised main floor plate down to the backyard.

Net-zero inspired construction: exterior insulation, mini-split heating and cooling, unvented roof with rigid insulation over the plywood, and air-tight construction.
THE DESIGN RESPONSE

Reflecting the neighborhood, the addition is backyard modern response with the new oversized shed dormer type roof.

Simple floor plan with a new covered deck separating the existing house and the new addition.

Bedroom focuses on back yard.

The new covered deck is now accessed from the existing kitchen.

Open exposed beams.

Window seat to the garden area.
