The nature of THE PLACE

  • Inner SE Portland renovation in an established neighborhood with a variety of styles, eras.

  • Corner lot.

  • An existing duplex renovation. Current duplex is a small unit within the gable and to be relocated.

  • Very small lot with reduced setbacks.

 

 

The nature of THE CLIENT & THEIR NEEDS

  • An existing duplex that needed to be fully updated with a full story added to it.

  • Dig out basement to allow a better ceiling height for the basement living duplex unit.

  • Add a 2nd floor to maximize the floor plate’s efficiency.

  • An open main floor plan with the main bedroom unit located on this floor.

  • 3 additional bedrooms on the 2nd floor along with an open gathering room.

  • Create a new for-rent, basement 2-bedroom living unit with an efficient, simple, inspiring, and light-filled space.

  • Design for an energy efficient “sweet spot” in costing design criteria since this is a for-profit project for a developer.

  • Access to a small exterior garden area for the main living unit.

  • Covered front porch and upper floor deck.

  • Energy efficient envelope desired.

THE DESIGN RESPONSE

  • A simple and sleek gabled modern metal roofed and wall envelope.

  • Without roof overhangs.  Concealed gutters within the roof.

  • Steel siding and roofs – low maintenance.

  • To create an energy efficient envelope with low maintenance.

  • Eyes on the street design.
